Multifamily properties have more openings than almost any building type of their size, and residents interact with all of them. The gate at the entrance, the door to the mail room, the leasing office glass, the garage door under the building, the stairwell doors on every floor. When one fails, you don’t get a work order. You get a phone call, and usually a review.

Community and parking gates

The gate is the single most called-about item on most properties. It’s also the one that fails most, because it’s a heavy moving object exposed to weather, vehicles and residents who tailgate through it.

We service apartment complex gates and commercial gate systems, including slide and swing operators, chains, sprockets, tracks, rollers, hinges and posts.

Two DFW-specific causes come up constantly. The first is clay soil. North Texas clay shrinks through a dry summer and swells when the rain comes back, and a gate post that moves even slightly puts a slide gate out of alignment. The operator then fights the gate on every cycle until something gives. Replacing the motor without correcting the alignment just resets the clock.

The second is vehicle impact. Gates get hit, and a bent leaf or a tweaked track will keep chewing through operators until it’s straightened.

Entry doors, amenity doors and hardware

The doors residents use hardest aren’t apartment doors. They’re the shared ones: the mail room, the fitness center, the pool gate, the trash room, the stairwell doors, and the leasing office entry. All of them are high-cycle and most of them are tied into access control.

What fails is hardware, not the door. Closers stop pulling doors to a latch, which is a security problem the second a door stops latching. Exit devices wear out. Pivots drop and doors start dragging. Hinges sag.

We repair and replace closers, pivots, exit devices, continuous hinges, and full door and frame assemblies, in both hollow metal and aluminum storefront. If you’re getting complaints that a door “doesn’t shut all the way,” that’s a latching failure and it’s worth treating as urgent.

Parking garage and building overhead doors

Properties with structured or tuck-under parking have an overhead door or rolling grille at the garage entrance, and it’s the highest-cycle door on the property by a wide margin. Every resident coming and going runs it. On a 200-unit building that’s an enormous number of cycles a year.

Standard spring packages don’t survive that. If your garage door is failing on a predictable schedule, the answer is usually a high-cycle spring package and an operator rated for the traffic, not another repair on the same parts.

Leasing office glass and curb appeal

The leasing office is a sales floor. Prospects tour it before they tour a unit, and cracked or fogged glass reads as deferred maintenance on the whole property.

We handle commercial glass and glazing, storefront glass replacement, glass partition walls for office build-outs, and security film for ground-floor glass. Hail damage across a DFW property usually hits glass and door panels at the same time, and we can handle both.

Common questions from property managers

Our gate keeps breaking. Is it the operator?

Usually not by itself. Repeat operator failures almost always trace back to alignment, a shifted post, a bent track or a damaged leaf. Fix the mechanical cause and the operator stops burning out.

Can you handle emergency calls when a gate is stuck open overnight?

Yes. We’re available after hours and on weekends, and a gate stuck open is exactly the kind of call that shouldn’t wait until Monday.

Do you work with multiple properties under one management company?

We do, and it’s simpler for everyone. One vendor across gates, doors and glass means one point of contact per property.

Can you replace just the damaged section of a garage door?

Often yes, if the damage is limited and the sections are still available. If the door is old enough that panels are discontinued, replacement is usually the better value.
