A car wash is the hardest environment a commercial door can live in. Constant water, detergent, and warm humid air moving through an enclosed tunnel, all day, every day. Steel does not enjoy this. Neither do bearings, springs, or anything with a fastener in it.

Why car wash doors fail early

Everything on a door that fails eventually fails faster here. Springs corrode and lose cycle life well before their rating. Bearings and rollers seize when water gets past the seal. Cables rust and fray from the outside in. Fasteners and brackets corrode at the connection points. Tracks pit, and pitted tracks chew rollers.

The detergent is the part people underestimate. Wash chemistry isn’t neutral, and the mist that carries it settles on every surface in the bay including the door hardware ten feet up. A door in a wash tunnel is being treated with a mild corrosive several hundred times a day.

Tunnel entry and exit doors

Express wash tunnels run enormous cycle counts. A site doing 500 cars on a Saturday is cycling the entry and exit doors 500 times each, minimum, and many operators run the doors more than that for ventilation and temperature control.

Base commercial torsion springs are commonly rated around 10,000 cycles. At express volume you’re through that in a matter of weeks, and that’s before corrosion takes its share. This is the single most common reason a wash operator feels like they’re always fixing the same door. The spring is not undersized, it’s under-rated for the duty.

Cold weather adds another wrinkle in North Texas. We don’t get much of it, but the few days a year that drop below freezing are exactly when a wet door freezes to the floor, and someone hits the button anyway. That’s how bottom sections get torn and openers get burned out.

Fleet service bays and maintenance shops

Fleet facilities have the same corrosion issue in a milder form, plus their own problems. Bay doors run constantly during service hours, vehicles clip them, and exhaust and shop chemicals work on the hardware.

Headroom is often the constraint. Lifts, hose reels and exhaust extraction eat the space above a bay door, and a jackshaft operator mounted to the side of the opening is usually the answer instead of a trolley unit down the center.

Entry doors, offices and glass

The customer side of a wash or fleet facility is a normal commercial building with normal problems. Pay station entries, waiting areas, offices and restrooms.

We repair and replace closers, pivots, exit devices, continuous hinges, hollow metal doors and frames, and aluminum storefront entries. Hollow metal doors near a wash bay rust from the bottom up where water sits against the floor line, so those tend to need replacement sooner than they would elsewhere.

For glass, we handle commercial glass and glazing and window security film. Wash sites sit unattended overnight with payment equipment on site, which makes ground-level glass worth protecting.

Maintenance is not optional here

On a normal building, skipping door maintenance costs you a bigger repair later. In a wash environment it costs you the door.

Scheduled lubrication, cable and spring inspection, and roller replacement before bearings seize is what keeps a wash door in service. It’s also cheap compared to a tunnel down on a Saturday. We offer maintenance agreements and answer emergency calls around the clock.

Our tunnel door springs fail constantly. What’s the real fix?

High-cycle springs rated for express volume, plus corrosion-resistant components. Standard commercial springs aren’t rated for the cycle count or the environment.

Are stainless or coated components worth the upcharge?

In a wash environment, generally yes. The upcharge is small next to the labor of replacing corroded parts repeatedly.

Can you service the door without shutting the tunnel down for a day?

Usually. Our trucks carry parts so most work finishes on the first visit, and we schedule after hours when a daytime shutdown isn’t workable.

Our door froze to the floor and tore. Is that repairable?

Often the bottom section can be replaced rather than the whole door, if the rest is sound and sections are still available.
