Entrances and the first impression

The main entrance is the highest-visibility door you own and one of the highest-cycle. Guests, luggage carts, staff and deliveries all move through it around the clock, and luggage carts are hard on thresholds and door bottoms in a way normal foot traffic isn’t.

What fails: closers that lose fluid and start slamming or stop pulling doors closed, pivots that wear until a door drags, exit devices that stop latching, and thresholds that get chewed up by cart wheels. On a property where guests are arriving at 2am, a slamming entry door is a noise complaint from every room near the lobby.

Lobby glazing, porte-cochere glass and curb appeal

Hotel lobbies are glass. It’s what makes them feel open, and it’s what photographs well on a booking site. Cracked, fogged or mismatched glass reads as a tired property in a business where guests are comparing photos before they book.

Water is the other one. Storefront leaks in a hotel lobby put water on polished floors where guests walk with luggage, and the ceiling stain it leaves behind is visible to everyone who checks in.

Back of house, service entrances and loading

The guest side is half the building. Behind it there’s a receiving door, a trash and recycling area, a laundry entrance and usually a service corridor with hollow metal doors running the length of it.

These doors run constantly on a 24-hour operation and get propped, kicked and hit with carts. Hollow metal frames rack out of square, closers give out, and doors stop latching, which matters because service corridor doors are frequently part of the property’s separation between guest areas and back of house.

Working around guests

This is the hospitality constraint that shapes everything. There’s no closed day. There’s no slow hour that’s actually quiet. And loud work outside a guest room at 9am generates complaints.

Can you work overnight so guests aren’t disturbed?

Yes. After hours and weekend service is standard for us, and on hospitality properties it’s usually the right call.

Our lobby entry slams and we’re getting noise complaints. Fixable?

Usually with an adjustment. Closers have separate swing and latch speed controls, and most slamming is a setting rather than a failed part. A closer that’s leaking fluid does need replacing.

How quickly can broken lobby glass be secured?

Same day in most cases. We board up to secure the opening and schedule the permanent glass once the panel is available, so the property isn’t left open.

Can one company cover the entrance, the lobby glass, the service doors and the gate?
