Office buildings are judged in the first ten seconds. A tenant’s prospect walks from the parking lot to the lobby, and everything they pass through on the way is a door or a piece of glass. When those are clean, quiet and easy to open, nobody notices. When they’re not, that’s the impression the building makes.

Lobby and suite entry doors
The main lobby entry is the highest-cycle door in an office building, and it’s usually aluminum storefront, which is light by design and hard on hardware. Suite entries run less traffic but there are a lot more of them.
The failures are consistent:
- Door closers that leak fluid, then either slam or stop pulling the door to a latch
- Top and bottom pivots wearing until the door drops and drags on the threshold
- Exit devices that no longer throw the latch reliably
- Continuous hinges sagging on heavy glass or wide doors
- Thresholds and weather stripping worn through, letting air and water in
- Locks and cylinders that need rekeying at turnover
Two of these matter more than they look. A door that won’t latch has quietly turned your access control system off, because a card reader means nothing on a door that isn’t secured. And a door that’s become hard to pull may be over the 5-pound ADA maximum, which applies to interior hinged doors rather than exterior entries. The same over-tightened closer is usually behind both.

Glass, glazing and interior partitions
Office buildings are mostly glass, and glass work here splits into three jobs.
There’s exterior glazing, which means storefront and curtain wall glass, replacement after breakage, and the reality of DFW hail seasons. There’s storefront water leak repair, which comes up constantly in older buildings as sealant joints age and water starts showing up on a lobby floor or a ceiling tile. And there’s interior work.
Interior glass is where office demand has moved. Glass partition walls let a tenant build private offices and conference rooms without turning the floor plate into a maze of drywall, and they keep daylight moving through the space. We install and service them, and they’re a common part of a tenant improvement package.
Security film is worth pricing on ground-floor glass, especially in business parks that empty out after 6pm and sit dark until morning.
Overhead doors and service entrances
Even a pure office building has back-of-house openings. There’s a receiving or service entrance, a trash enclosure, sometimes a small dock, and in mid-rise buildings a parking garage entrance with an overhead door or a rolling grille.
The garage door is the sleeper problem. It cycles with every tenant vehicle, which on a full building is a very large number, and standard spring packages don’t survive that traffic. If your garage door fails on a predictable schedule, it needs a high-cycle spring package and an operator sized to the load, not another repair on the same parts.

Working around occupied space
The constraint in an office building isn’t the repair. It’s doing it without disrupting tenants. A lobby entry can’t be out of service at 9am, and a suite door can’t be off its hinges while somebody’s running a client meeting behind it.
We schedule around occupancy and work after hours and weekends when that’s what the building needs. For business parks and multi-building properties, batching scheduled work into one visit is usually cheaper and less disruptive than a string of individual calls.
Common questions from building owners and managers
Our lobby door slams. Is that fixable without replacing the closer?
Usually. Closers have separate adjustments for swing speed and latch speed, and most slamming doors just need those set properly. If the closer is visibly leaking, it’s finished and needs replacement.
Can you install glass partitions during a tenant build-out?
Yes, and we can coordinate with the general contractor’s schedule so the glass goes in at the right point in the sequence.
Who’s responsible for a storefront leak, and can you find the source?
We can trace the source. Storefront leaks usually come from failed sealant at joints, sills or transitions rather than the glass itself, and finding the actual entry point is most of the job.
Can you handle glass, entry doors and the garage door on one call?
