They run more cycles than any other door on the property, they’re operated by drivers who are in a hurry, and they get hit. A garage entrance that fails doesn’t inconvenience one tenant. It traps or blocks everyone.

Garage entrance doors and grilles
The entrance is the whole system. Most structured parking uses either a rolling steel grille, a rolling steel door or a sectional overhead door, and the choice changes what fails.
Rolling grilles are common because they let air move, which matters for ventilation in an enclosed garage. They’re also more exposed to bending, because an open lattice takes a vehicle strike badly.
Whatever the type, cycle count is the governing spec. A garage serving 200 vehicles sees hundreds of cycles a day between arrivals and departures. Standard commercial spring and operator packages aren’t built for that, and a door that keeps failing on a predictable schedule usually needs a high-cycle package rather than one more repair.

Vehicle impact and what to do about it
Garage doors get hit. Somebody follows too close on a closing door, a truck taller than the clearance bar tries the entrance, or a driver misjudges the opening.
Two things follow. First, the curtain or section bends, and a bent curtain binds in the guides. It’ll often still run, which is why nobody reports it, and it grinds the operator down over the next few months. Second, the guides or tracks take the load and go out of true, so even a repaired curtain keeps catching.
Clearance protection matters more than people think. A properly set height bar in front of the entrance is a cheap piece of steel that prevents an expensive door replacement.
Barrier gates and access control
Most lots run barrier arms or a vehicle gate along with, or instead of, an overhead door. These take constant traffic and are the first thing to fail when a loop detector goes bad or a post shifts.
We service commercial gates and automatic gate operators, including slide and swing units, chains, sprockets, tracks, rollers, hinges and posts. In DFW, clay soil movement through a dry summer is a routine cause of alignment problems, and correcting the alignment is what actually stops repeat operator failures.
Pedestrian doors, stairwells and glass
Every garage has stair towers, elevator lobbies and pedestrian exits, and those doors matter for safety and for how the garage feels at night. A stairwell door that doesn’t latch is a security problem in the least supervised part of the property.
We repair and replace closers, pivots, exit devices, continuous hinges, and hollow metal doors and frames, plus aluminum storefront entries at elevator lobbies. We also handle glass and glazing for lobby and stair tower glazing, and security film where ground-level glass is exposed.
Uptime is the real spec
A garage entrance is a single point of failure. There’s usually no second way in. That makes preventive maintenance a different calculation here than on a building with redundant openings.

Common questions from garage and lot operators
Our garage door fails every few months. Is it just a bad door?
More likely a spec problem. Garage entrances run extreme cycle counts, and standard commercial springs and operators aren’t rated for it. High-cycle components sized to your traffic usually end the pattern.
Can a bent rolling grille curtain be repaired?
Sometimes, depending on how bad the bend is and whether the guides were damaged too. Minor damage can often be repaired. A curtain creased enough to bind usually needs replacement or it will keep catching.
Can you get us open temporarily while parts come in?
Often yes. We can frequently get an entrance into a safe, usable condition on the first visit and return for the permanent repair.
